Terms & Conditions (Rental Rules)

By booking this property, you agree that you have read, understood and will comply with all terms and conditions set forth herein.

1. The property is rented exclusively for residential use by the agreed number of guests and strictly for the specific period stated in the contract. Any alternative or additional use must be expressly approved by the Owner and the Booking Management Company (Ionian Reserve). The property’s interior décor may differ from the photographs. The maximum number of guests may not exceed the number stated in the contract. Events such as parties, weddings or receptions require prior written consent and may be subject to additional conditions and fees. All concierge services must be approved by Ionian Reserve. Unauthorized third-party providers will not be permitted, and the company reserves the right to cancel any such services without liability for any resulting financial loss. Professional or commercial activities—including photoshoots, video productions, influencer content or any promotional use—are strictly prohibited without prior written authorization from Ionian Reserve.

2. Payment & Cancellation Policy

2.1 Deposit & Balance: A deposit may be required to secure the booking. The remaining balance must be settled by the deadline indicated in the booking confirmation.
2.2 Payment Methods: Payments may be made via bank transfer or through any other method expressly approved in writing by Ionian Reserve.
2.3 Cancellations & Refunds by the Guest: Unless otherwise stated in the booking confirmation, guest cancellations follow the cancellation schedule communicated at the time of booking (e.g. full refund up to X days before arrival; Y% refund up to Z days; thereafter non-refundable). Any bank or administrative fees are borne by the guest.
2.4 No-Show / Early Departure: No refunds are provided in cases of no-show or early departure, unless otherwise required by applicable law or expressly agreed in writing.

3. Guests are responsible for all taxes, fees or charges imposed by the Greek State in connection with their stay in Greece, including but not limited to the accommodation/residence tax and the Climate Crisis Resilience Fee (also referred to as the Environmental Tax). These charges may be collected at check-in or—depending on what has been expressly stated in writing for each booking—may be collected by Ionian Reserve at the time of booking confirmation or at any point prior to the guest’s arrival. All such taxes and fees are determined by law and remain the sole responsibility of the guest.

4. A security deposit is required and may be paid either in cash upon check-in, by bank transfer together with the balance payment, or, in certain cases, through a pre-authorization or direct charge to the guest’s credit or debit card. The deposit covers any potential damages. Provided no damages occur, the full amount of the deposit—or any card pre-authorization—is returned or released within 15 days after check-out. Repair costs for damages exceeding the deposit remain the responsibility of the guest. Indicative charges that may be deducted from the deposit include:

— Replacement of damaged appliances.
— Repair or replacement of worn or damaged furniture, lighting fixtures and decorative items.
— Replacement of lost keys or remote controls.
— Cleaning services required due to pool contamination.
— Removal of stains from furniture or fabrics.

Guests are required to report immediately to Ionian Reserve any malfunctions, safety issues or damages they notice, as well as any damages they themselves cause during their stay. Failure to report such issues in a timely manner may be considered negligence and may affect the assessment of liability and any deductions made from the security deposit.

5. Violations of terms #1 or #2, or of any subsequent terms, may result in the immediate termination of the tenancy without refund, except for the security deposit if no damages are found. Guests must vacate the property immediately and may be reported to the Authorities.

6. The Owner and Ionian Reserve may enter the property for inspection with reasonable prior notice. Visits by maintenance or support staff will be scheduled in advance.

7. Food, alcoholic beverages, bottled water and other supplies are not included in the rental price.

8. Smoking is prohibited indoors. In outdoor areas, guests must use the provided ashtrays to avoid fire hazards.

9. Check-out time is 10:00 a.m. Late check-outs are charged as an additional day.

10. Check-in time is after 5:00 p.m.

11. The property must be returned clean and in good order. If cleaning beyond the standard level is required, the corresponding cost may be deducted from the security deposit.

12. Any changes to the layout or décor of the property, including the repositioning of furniture, require prior approval. Unauthorized rearrangement may result in cancellation of the booking and termination of the stay without refund, as well as loss of the security deposit.

13. Guests are liable for any damage to the property or removal of items, including outdoor structures and plants. All items, including linens and decorative elements, must remain on the premises. The primary guest (the individual who made the booking) is responsible for the conduct and any damages caused by all occupants and any invited persons.

14. Pets are permitted only with prior approval. Unauthorized pets may result in termination of the tenancy.

15. Guests must use water and energy responsibly. Devices and lights should be turned off when not in use, and water should be conserved, as it is a valuable resource.

16. Guests must take all reasonable measures to prevent damage to the property and must refrain from bringing flammable or hazardous items onto the premises. Any resulting damage is the responsibility of the guest and will be charged accordingly.

17. Guests must avoid excessive noise and disturbances during quiet hours (15:00–17:30 and 23:00 08:30). The tenancy may be terminated without compensation if noise complaints arise. Guests must comply with any building or neighborhood regulations. Fines or penalties imposed by authorities due to guest behavior are the sole responsibility of the guests.

18. Provided that all safety measures have been implemented and observed, the Owner and Ionian Reserve bear no liability for accidents or events of force majeure resulting in illness, injury or death.

19. The Owner and Ionian Reserve are not liable for accidents, injuries, deaths or losses occurring during the tenancy. By completing the booking, guests waive any future claims against them.

20. Pool & Jacuzzi Safety: This clause applies to properties with private or shared recreational-use pools. Guests are responsible for the safe use of the pool and fully assume all liability for any accidents, injuries or deaths. By signing this document, guests waive all future claims against the Owner. PLEASE DO NOT LEAVE CHILDREN UNATTENDED IN OR AROUND THE POOL AT ANY TIME. The pool and Jacuzzi are cleaned regularly and maintained in full working order throughout the stay. For health and safety reasons, guests must comply with the following rules:

• Diving into the pool is strictly prohibited.
• Children must be supervised at all times in or around the pool and Jacuzzi.
• Guests are strongly advised not to run around the pool with wet feet, as surfaces may become slippery.
• Please shower, including washing your hair, before entering the pool if using sunscreen or oils, as these affect water hygiene.
• The pool and Jacuzzi must remain free of foreign objects (e.g., food, containers).
• Glassware is strictly prohibited in the pool/Jacuzzi area. Plastic alternatives are provided.
• Proper swimwear is mandatory. Clothing or footwear is not permitted.
• Use of the restroom is required before entering the pool area. Infants/children not toilet-trained must wear approved swimming diapers.
• Children under 12 must be accompanied in the water by an adult aged 18+ and must never be left unattended in the pool or on the deck.
• Individuals who cannot swim are not permitted to use the pool.
• Individuals with communicable infections, diarrhea, skin conditions or open wounds may not enter the pool. Persons with epilepsy are also prohibited from entering the pool.
• Consumption of food, drinks, alcohol or substances impairing judgment is not permitted inside the pool.
• The use of electrical devices in or near the pool area is strictly forbidden.
• No lifeguard supervision is provided — pool operating hours are strictly between 07:00 and 19:00.

Guests — and, in the case of minors, their accompanying parent/guardian — acknowledge that any failure to comply with the above pool rules, as well as any resulting sanction, inconvenience or incident related to the use of the pool or surrounding area, is solely their responsibility and in no way creates liability for the property owner or Ionian Reserve. The Guest agrees to assume full responsibility, to ensure that all occupants are aware of the risks and consequences, and to accept exclusive liability for any accident. The Guest waives all claims against the Owner or Ionian Reserve for injuries or financial demands.

21. Guests are responsible for their valuables. Ionian Reserve, the Owner and all staff bear no liability for loss or theft of personal items. Guests must use the provided alarms/safes and ensure that all doors and windows are securely locked.

22. Guests must have medical insurance that covers expenses in Greece. Please inform us in advance of any chronic medical conditions or severe allergies. We strongly recommend comprehensive travel insurance covering medical expenses, trip cancellations/interruptions, personal belongings and liability for the entire duration of the stay.

23. Ionian Reserve may terminate the contract in the event of violations of Greek law.

24. Ionian Reserve may cancel a booking if the property is damaged or becomes unavailable due to unforeseen circumstances. Guests will be relocated to an equivalent or superior property and, if no such availability exists, a full refund will be issued.

25. The Owner and Ionian Reserve are not liable for indirect or consequential damages arising from cancellations caused by force majeure (Acts of God/Force Majeure).

26. Guests declare that they have entered Greece legally for holiday purposes and possess valid documentation. The primary guest (the individual who made the booking) must present a national ID card or passport and provide their tax identification number (AFM) so that their details may be recorded by Ionian Reserve. All other occupants must present an ID card or passport upon request. Failure to provide the required documents results in immediate cancellation without refund.

27. Guests must notify Ionian Reserve immediately upon arrival if the property does not correspond to the description and photographs published on booking platforms and on the Ionian Reserve website. Complaints made at the end of the stay will not be accepted. Early departure due to alleged non conformity of the property with the above description or photographs, without informing the local representative, may not be eligible for compensation.

28. Ionian Reserve acts as the Owner’s representative. The Company and its Affiliated Entities bear no liability for delays, accidents, damages, injuries, losses or death. Any liability, if established, is limited to the total rental amount paid. All service providers operate as independent contractors, and the Company is not responsible for their actions.

29. All disputes are governed by Greek Law. The courts of Kefalonia shall have exclusive jurisdiction.

30. The processing of personal data complies with the GDPR. Data are collected and processed for the completion of transactions and the provision of services. They may be transferred to affiliated companies in accordance with their instructions. Customers have GDPR rights, including access, rectification, deletion and portability. Please contact us for any data protection matter.

31. Parking & Equipment Storage For safety, hygiene and property maintenance reasons, parking or storing bicycles, scooters, surfboards or similar equipment inside the residence of the rented property is strictly prohibited. Such items must be kept only in designated outdoor areas, where available.

32. Acceptable Use of Wi-Fi / Internet (Added).

32.1 Internet/Wi-Fi is provided solely for lawful, personal use.

32.2 Any illegal or offensive activity (including copyright infringement, torrenting/piracy, hacking or harassment) is strictly prohibited.

32.3 The guest is liable for any claims, fines or charges arising from misuse of the connection.
